Why are there two different pricing structures on the page?

We offer flexible pricing based on your portfolio size and property type. Our standard rates (10%, 13%, 15%) apply to individual rental property owners in the Raleigh and Triangle area. Multi-property investors with 5+ units qualify for portfolio pricing (7%, 10%, 12%), providing significant cost savings. Both structures include our comprehensive property management services.

Tier 1 includes everything you need for hands-free property management in the Triangle: professional marketing and tenant placement, comprehensive tenant screening with credit and background checks, 24/7 maintenance coordination with trusted vendors, online rent collection and accounting, lease preparation and enforcement, monthly financial reporting, and move-in/move-out inspections. There are no setup fees or hidden charges – just straightforward 10% management (or 7% for multi-property portfolios).

Tier 2 includes a comprehensive landlord protection insurance package provided by a third-party insurance company at no additional premium cost to you:

  • Up to 25 weeks of lost rent coverage if tenant defaults
  • $5,000 eviction cost coverage plus $600 for sheriff fees
  • $35,000 tenant malicious damage protection
  • $1,000,000 liability coverage for third-party claims on your property
  • $15,000 theft or damage due to theft coverage
  • Lock rekeying if tenant skips or requires eviction

This protection package alone is worth $800-1,200 annually if purchased separately. Tier 2 is available for properties with minimum monthly rent of $1,500 and provides peace of mind that your Raleigh rental investment is fully protected.

If a tenant stops paying rent, we immediately begin the eviction process while you continue receiving income through the loss of rent guarantee (up to 25 weeks). All legal fees and sheriff costs (up to $5,600) are covered by the eviction guarantee. If the tenant damages the property beyond normal wear and tear, up to $35,000 in malicious damage is covered. You file a simple claim with the insurance provider, and reimbursement is typically processed within 2-3 weeks. This transforms property management from a risky investment into a predictable income stream.

Tier 3 – Premium Concierge includes a 50% discount on tenant placement costs from your very first placement. While many Triangle property management companies charge one month’s rent for tenant placement, Tier 3 clients pay only half of our standard placement fee. For example, on a property renting for $1,500/month with a standard $1,500 placement fee, Tier 3 owners pay just $750. This discount applies to every tenant placement, making Tier 3 especially valuable for new properties entering the rental market or properties with occasional turnover.

Tier 1: Standard 15% markup on maintenance and repairs, plus lease renewal fees of $350 per renewal.

Tier 2: Same markups as Tier 1, but protected by comprehensive insurance coverage that dramatically reduces your financial risk.

Tier 3: Zero markup on repairs (you pay direct contractor costs), no lease renewal fees, 50% discount on tenant placement fee, plus all Tier 2 insurance benefits.

Most Raleigh property owners find Tier 3 pays for itself through repair markup savings alone – typically saving $500-2,000 annually on a single-family rental property.

Tier 1 – Standard has no minimum rent requirement and works for any residential rental property in the Triangle area.

Tier 2 – Only units with a monthly rent of minimum $1500/month qualify for the owner protection package.

Tier 3 – No additional requirements on top of what is already required for tier1 & tier2 

Our Tier 3 quarterly inspections include: HVAC filter and system check, smoke and CO detector testing, plumbing fixture inspection for leaks, water heater assessment, exterior drainage and grading review, roof and gutter inspection, appliance performance testing, and documentation of any tenant-caused damage or lease violations. You receive a detailed photo report within 48 hours. These proactive inspections typically prevent 60-80% of major repair issues by catching problems early, saving thousands in emergency repairs while keeping your Raleigh rental property in excellent condition.

Absolutely not. Unicorn Rentals charges no setup fees, onboarding costs, activation fees, or monthly minimums. We don’t charge vacancy fees – you only pay our management percentage when your property is occupied and collecting rent.
